Working Hours: Monday to Friday 0900 -1730

Salary: £60,000 – £65,000 per annum (depending on experience)

Contract: Full-time, Permanent

Job Description:

Saffron Square is a modern contemporary development boasting an iconic 43 storey tower situated in the heart of Croydon with excellent transport links into London and Gatwick Airport within 15 mins. The estate is made up of around 800 luxury apartments across 4 blocks and benefits from a landscaped roof top garden, residents’ gym and is easily identifiable in the Croydon skyline.

Key responsibilities include, but are not limited to:

• Maintain a sense of identity for the Saffron Square estate team, where they should feel satisfied and rewarded by what they do in their day-to-day roles.
• Regularly reporting and meeting with our client, Berkeley Homes, and presenting hard copy records and other information, for review. The ability to collate and present such documentation in a professional and concise manner.
• Liaising with Berkeley Homes, residents, commercial tenants, contractors and all other parties regarding proactive and reactive maintenance, and regarding any other important matters.
• Provide bespoke regular updates to leaseholders and residents, to advise of ongoing projects and upcoming tasks, promoting and demonstrating good management.
• Monitor the performance of regular routine contractors (e.g. grounds maintenance, communal area cleaning and window cleaning), taking necessary action where contractor efforts are lacking and positively reinforcing good work.
• Monitor to completion insurance claims.
• Plan, specify, tender and oversee cyclical maintenance projects, major repairs and routine contracts, monitoring through to completion and liaising will all necessary parties throughout.
• Assist in the audit of service charge accounts and assist in the preparation of service charge budgets in a timely manner.
• Consider the community in which Saffron Square is located and actively encourage the development’s integration.
• Undertake a detailed, full inspection of the whole development (both internally and externally) each day and record matters requiring further action and attention within the electronic Duty Occurrence Book.
• Task and monitor the duties of site-based staff to ensure that work specifications and service levels are met. Clear and specific instructions should be issued to estate staff with joint review of efforts to ensure an appropriately proficient outcome.
• Staff manageement responsibilities include, performance management, training, appraisals and any employment related matters.
• Actively take action to remedy breaches of the lease and causes of nuisance.
• Managing M&E PPM requirements and ensuring safety and compliance at all times.
• Be familiar with and be able to interpret individual leases and transfer agreements and be able to confidently provide advice accordingly.
• Familiarity with statutory codes including those of RICS and the requirements of ARMA-Q.
• Other general duties as required

What We Ask From You:

• You must have strong residential block property / estate management experience, having worked in a similar role for a minimum of 2 years.
• Experience managing large and complex estates for high profile clients.
• IRPM qualification will be desirable.
• Strong communicator in both written and verbal; you will be liaising with clients, contractors and persons inside / outside of the organization.
• Inspirational leader with a proven track record of successfully managing teams.
• Proficient IT Skills
• Strong Multi-Tasking Ability
• Ability to grasp new concepts quickly
