Title: Project/Contracts Manager.

Salary: Up to £80K depending on experience.

Location: St. Albans Office based and site visits around the M25/Essex.

We provide our expert knowledge across a broad range of sectors, from contemporary offices to highly functioning hospitals and clinics, whilst maintaining the need of our clients at the heart of every project. Our clients range from small local businesses to large national companies; recent projects have involved working on spaces from 1,000 to 10,000 square feet.

With support, the Project Manager will manage commercial projects across the county and will be involved in early-stage conception work, through to construction and handover. The role is office-based but will involve regular travel to sites. This role will continue to grow alongside the Company, and thus offers considerable opportunity for the right candidate.

This role will be on a permanent basis and will cover the following roles & responsibilities:

• Oversee snagging inspections and handover of the works.
• Reading and interpreting drawings and specifications.
• Negotiating and obtaining goods and services from subcontractors and suppliers.
• Produce project schedules.
• Oversee project costs and finances are managed correctly.
• Carry out weekly and monthly reporting on project progress.
• Use creative problem solving to mitigate problems or issues and increase efficiency.
• Attend sites as necessary.
• Continually review programmes, plans, budgets, and preliminaries. Analyse findings, assess their impact and take corrective action where necessary.
• Co-ordinate development programmes including pre-construction, construction, and post construction activities.
• Procure and manage contractors in the most effective manner to optimise returns for the Company.
• Day-to-day management of projects, including admin related tasks and updating the Company’s CRM.
• Ensure as built drawings documentation, operating and maintenance manuals are prepared and distributed/archived.
• Responsible for project safety, cost, and quality.
• Be aware of and promote the clients Health and Safety policies and risk management.
• Liaise with client’s and Stakeholders on site, providing excellent customer service to meet and exceed the client’s expectations.

Project Manager requirements:

• The successful applicant will be a self-motivated, ambitious, and dynamic individual with the ability to deliver results under pressure.
• Minimum 5 years interior fit out experience of commercial projects.
• To be able to build relationships with clients/sub-contractors/internal team.
• Strong skills in Excel, Gantt charts, project management software.
• Excellent attention to detail.
• Solution focussed mindset.
• Provide a network of reliable/quality sub-contractors.
• Be able to run projects on time and within budget.
• Strong written and verbal communication skills.
• Experience in CAD/3D drawing with a keen eye for detail and understanding of the technical detail in drawings.
• Applicants must have a full UK driving licence and access to a car. The role is office-based but with frequent travel to sites and some overnight stays.
• Detailed knowledge of safe working requirements of Health, Safety and Environmental practice, Construction and Construction Design Management regulations.
• Up-to-date knowledge and experience of industry leading methods in sustainable construction.
