Overview of the role:

The core mission of this role is to source new deal opportunities nationwide through a network of house builders, developers and agents with whom you will build great, long lasting relationships. You will personally manage the deal process from site identification through to legal exchange/completion, which means you will have a detailed knowledge of the contractual/legal processes involved. You will prepare bid packs ready for presentation to our Investment Committee, and will be confident presenting these deals to the IC when the time comes.

Package Details:

• Salary: £50,000 – £70,000 + Bonus (Depending on experience)
• London office with 1 day per week working from home
• HOURS: 37.5 hours per week;
• STATUS: Full time, permanent.
• START: TBC, dependent on notice period.

Responsibilities:

• Conduct market research to identify potential affordable housing opportunities.
• Analyze market trends, demographics, and economic indicators to assess the viability of affordable housing projects in specific locations.
• Identify potential properties that align with the organization’s affordable housing goals and criteria.
• Collaborate with real estate agents, property owners, and other stakeholders to source potential acquisitions.
• Conduct financial analysis to evaluate the feasibility and profitability of potential acquisitions.
• Assess the financial performance of existing affordable housing properties and identify opportunities for improvement.
• Coordinate and conduct due diligence activities, including property inspections, environmental assessments, and legal reviews.
• Negotiate terms and conditions of property acquisitions, including purchase price, financing arrangements, and other relevant terms.
• Collaborate with sellers, brokers, and other parties to reach mutually beneficial agreements.
• Develop financial models to analyze the potential returns and risks associated with affordable housing acquisitions.
• Assess different financing options and structures to optimize the financial performance of projects.
• Collaborate with internal and external teams to ensure smooth transitions during the acquisition process.
• Oversee the development of project timelines and milestones to meet acquisition goals.
• Stay informed about government programs and incentives related to affordable housing.
• Ensure compliance with regulations and requirements associated with affordable housing projects.
• Work with community stakeholders and local government officials to address concerns and build positive relationships.
• Prepare and maintain documentation related to acquisitions, including contracts, financial reports, and other relevant records.
• Provide regular updates and reports to senior management regarding the status of acquisitions.
• Identify potential risks associated with affordable housing projects and develop strategies to mitigate those risks.
• Monitor and evaluate market conditions and regulatory changes that may impact acquisitions.
• These duties may vary based on the specific goals and structure of the organization, but they provide a general overview of the responsibilities associated with an acquisitions role in affordable housing.

Experience Required:

• Proven track record in Affordable housing in a Acquisition role.
• Full understanding of rented and land lord accommodation and shared ownership.
• Exceptional communication skills and ability to present to key stakeholders.
